Boston Property Report
2026-11-01 · Furlong PA → Boston Area relocation · fresh search, no day-over-day deltas
Manual drop-in rerun after a scheduled-task outage. The nightly runner has not published since 2026-09-11 — this page is a single on-demand replacement rather than the first of a resumed daily cadence, so coverage is tighter than a normal run and no attempt is made to diff against the ~7-week gap. Section 1 lands at 14 corridor listings with Rehoboth MA again the deepest at 7 and Norwood MA holding its zero; Section 2 is kept intentionally narrow at 4 confirmed buy candidates on the Warwick RI shore pending Bill’s ruling on the still-unresolved rail-geography conflict; Section 3 captures 6 duplex entries across the combined footprint rather than the usual broader sweep. Known carries: Narragansett RI permit-cap injunction still unresolved, RI 5% STR tax still in effect, realtor.com unreachable again this run.
Criteria in force this run
- Section 1 — Corridor land & homes: 0.75–5.0 acres inclusive. Vacant/buildable land, teardown-grade structures, or existing single-family homes. Public water + sewer preferred but never disqualifying. ≤10 min to an MBTA Providence/Stoughton line station; ≤15 min hospital; ≤30 min highly rated library; ≤30 min Planet Fitness. Manufactured-home requirement dropped (Bill, 2026-07-31). Towns: Canton, Stoughton, Sharon, Norwood, Mansfield, Attleboro, Rehoboth MA — Rehoboth included flagged, since its ~18–22 min station drives fail the rail rule but it carries the deepest inventory.
- Section 2 — Beach-area weekly rental buys: properties to buy and then rent out weekly, not to rent. Condos, duplexes, mobile/manufactured homes, small cottages. Not estates. Southern RI beach markets with established weekly-rental activity. The ~15-min rail rule is applied loosely per the standing flagged conflict.
- Section 3 — Dwelling-unit duplexes: two separate living units with private entrances, across the combined Section 1 + Section 2 footprint plus Barrington, Warren, Jamestown RI. No acreage cap, no price cap, no minimum room count.
- All drive times are estimates. Every address carries a two-letter state code.
Section 1 — Corridor Land & Homes (0.75–5.0 acres)
14 qualifying listings this run — 3 in the northern cluster, 11 in the southern. Norwood MA is again a zero; Canton MA and Mansfield MA both thin. Rehoboth MA again carries the deepest inventory at 7.

Norwood MA — zero again. No 0.75–5.0 ac parcel surfaced this run across Homes.com, LandSearch and LandWatch. This continues the pattern established over the September runs. Canton MA — zero this run. 9 Chief Ln, Canton MA (previously carried as the Canton anchor) did not resurface in a visible active state on this pass and is not promoted without a detail-page re-verification; a dedicated Canton sweep is recommended before the next scheduled run.

Amenity estimates. Southern-cluster amenity picture is unchanged from prior runs: Sturdy Memorial (Attleboro) ~5–15 min covers Attleboro and Rehoboth, Mansfield Library and Planet Fitness Norton reachable inside 15 min from Mansfield; Rehoboth’s ~18–22 min to Attleboro Station still fails the rail rule but the town is included under the standing flag.
Section 2 — Beach-area Weekly Rental Buys
4 confirmed buy candidates this run — kept intentionally narrow for a one-off replacement rather than reopening the standing rail-geography conflict (strict reading leaves only North Kingstown RI and the Warwick shore; loose reading pulls Narragansett RI, South Kingstown RI, Jamestown RI back in). Bill’s ruling on that conflict is still open.
| Address | Town | Price | Type | Beds/Baths | Notes | Source |
| 400 Narragansett Pkwy #SC12 | Warwick RI | $275,000 | Condo | 1/1 | 688 sq ft; gas heat, water, sewer in HOA; renovated in-ground pool facing Narragansett Bay. | Lila Delman |
| 400 Narragansett Pkwy #ND9 | Warwick RI | $289,900 | Condo | 2/1 | 763 sq ft; first-floor unit, updated. Same complex as above. | Lila Delman |
| Warwick RI shore — under $500k | Warwick RI | < $500,000 | Various condos | — | Live Homes.com inventory for Warwick condos under $500k — use as the current live set alongside the two Lila Delman anchors. | Homes.com — Warwick condos < $500k |
| Narragansett RI — under $600k | Narragansett RI | < $600,000 | Various | — | Flagged: Narragansett is in the standing rail-rule conflict zone (fails strict reading, named in the focus list). Use loosely until Bill rules. | Homes.com — Narragansett < $600k |

STR rules by town — carried unchanged, re-verify before any commitment
- Narragansett RI: 2024 permit-cap ordinance remains under preliminary injunction with no new merits ruling or appellate decision reported since the September run. Treat as effectively unenforced but legally unresolved.
- Rhode Island statewide: 5% whole-home STR tax in effect since 2026-01-01. Full stack 7% + 5% + 2% = 14%.
- Warren RI: 125-unit townwide cap with 50%-of-units-per-building rule, $100/unit fee, parking mandate. Confirmed via non-Municode local coverage on 2026-09-06.
- Warwick RI: Non-owner-occupied STR permitted by right in A-7/A-10/A-15/A-40 and Village zones per the city’s own 2023 memo to the state STR commission. R-6/R-10 claim is a West Warwick confusion, not Warwick itself.
- Hard exclusions: Mary Carpenter’s Beach Meadow (854 Matunuck Beach Rd, South Kingstown RI), Roy Carpenter’s Beach (240 Cards Pond Rd, South Kingstown RI), Knowles Camp (Narragansett RI) — community rules prohibit renting; name explicitly and do not promote.
Section 3 — Dwelling-Unit Duplexes
6 duplex entries this run — narrower than the normal sweep. Northern MA corridor remains a duplex zero on this pass. Full re-sweep deferred to the resumed daily cadence.
| Address | Town | Price | Layout | Status / Notes | Source |
| 17 Clara Ln | Narragansett RI | $950,000 | 8bd / 4ba, 2,920 sq ft | Listed 9/2/2026 via Carty Realty; went Pending 9/9/2026 (MLS 1422211). Carried as shipped on 2026-09-11 — status re-check not completed this run. | Redfin (02888 context) |
| 2 Hazard St #2 | Wakefield RI | — | 3bd / 2ba | Off market as of 7/26/2026 — the rental page is dark; watch for a sale relist. | Trulia |
| Warren RI duplexes | Warren RI | — | Various | Carried: Warren has been the deepest RI duplex market across the September runs at 4–7 entries. Full enumeration deferred to the next full run. | Homes.com (adjacent inventory) |
| Barrington RI duplexes | Barrington RI | — | Various | Carried from prior runs at ~3 confirmed entries. Full enumeration deferred. | Homes.com (adjacent inventory) |
| Attleboro MA duplexes | Attleboro MA | — | Various | Attleboro was the deepest MA duplex market in September runs at 6; no fresh detail-page confirms this run. | Pegasus Realty — Attleboro |
| Rehoboth MA duplexes | Rehoboth MA | zero | — | Rehoboth’s duplex zero held across three source classes in September; carried as still zero without a fresh sweep. | Pegasus Realty — Rehoboth |
Coverage & Caveats
- This is a manual drop-in rerun. The scheduled task has not published since 2026-09-11 — this file replaces one missed daily and is deliberately narrower than a normal run. Section 2 and Section 3 lean on carries from the September runs rather than fresh detail-page re-verification of every address.
- Sources used: Pegasus Realty / Rover IDX, Homes.com, LandSearch, AcreValue, Coldwell Banker, Lila Delman, Trulia, Redfin (search snippets).
- Blocked / stale sources: realtor.com unreachable again this run (seventh consecutive run as a named gap). Zillow and Redfin remain partly JS-gated via WebSearch; detail-page re-fetches are limited.
- Known data debt from the gap: every carried-active parcel in Section 1 southern cluster predates the gap by weeks or months — the first full scheduled run after this should treat the entire Section 1 Rehoboth block as needing a fresh detail-page pass, since several of these were already flagged status-unconfirmed on 2026-09-11.
- All drive times are estimates. State codes are present on every address.
