Boston Property Report — 2026-09-10
Furlong PA → Boston Area relocation search. Each run is a fresh search; no day-over-day deltas are computed.
17 Clara Ln, Narragansett RI — the report's long-standing "strongest single property" — is reclassified: it has never been a for-sale listing at all, only an active weekly rental ($3,600/wk peak, $1,750/wk shoulder via Carty Realty), which removes it from Section 2 and repurposes it as the run's most trustworthy rate comp; Norwood MA reverts to a Section 1 zero and last run's zero-breaking rescue is retracted — 230 Richland Rd, Norwood MA was cached "Pending" data on LandWatch/Land.com for a property that actually sold in 2022 for $689,900, meaning the switch-source-class rule rescued a stale listing rather than a real one; Section 1 lands at 16 corridor listings (down from 22) and Section 3 at 11 duplexes, while Section 2 falls to 2 largely on a tightened geography reading (the Providence Line's only RI stops are T.F. Green and Wickford Junction, which excludes most of the southern beach towns) rather than on inventory alone; 1125 School St, Mansfield MA was falsely reported active by a search-engine AI summary and caught against its Zillow detail page (removed 8/20/2026); the 18 North Ave, Attleboro MA price conflict resolves at $600,000 and the 10 Cobbler Ln, Sharon MA conflict resolves as cross-contamination with a different parcel (376 Lot C Mountain St, Sharon MA, sold 2022); Rehoboth MA's duplex zero holds across two source classes even as it again carries the deepest Section 1 inventory (5 listings); 0 Read St, Attleboro MA is gone an eighth run and 106 Indian Ln, Canton MA was pulled 8/19/2026; the Narragansett RI permit-cap injunction is unchanged and the statewide 5% RI whole-home STR tax is confirmed in effect; Buttonwoods, Warwick RI is unresolved a thirteenth run and remains a phone call, not a search; realtor.com unreachable a fifth consecutive run and still the largest named gap.
Criteria in force this run
- Section 1 — corridor land & homes, 0.75 to 5.0 acres inclusive. Vacant/buildable land, teardown-grade structures, or existing single-family homes. Public water and sewer preferred but never disqualifying. ≤10 min to an MBTA Providence/Stoughton line station; ≤15 min hospital; ≤30 min highly rated library; ≤30 min Planet Fitness. The manufactured-home requirement is dropped. Towns: Canton, Stoughton, Sharon, Norwood, Mansfield, Attleboro and Rehoboth MA — Rehoboth MA is included flagged, since its station drive times (~18–22 min est.) fail the rail rule.
- Section 2 — beach-area properties to buy and rent by the week: condos, duplexes, mobile/manufactured homes and small cottages near beaches and within ~15 min of a Providence/Stoughton line station, in areas where weekly rental is already established.
- Section 3 — two-unit dwelling duplexes with private entrances, across the combined Section 1 + Section 2 footprint. No acreage cap, no price cap, no minimum room count. Triple-deckers and three-families are excluded.
- All drive times are estimates. Every address carries its two-letter state code.

Seen on Rehoboth MA aggregator search pages but not detail-page verified this run, so deliberately not promoted: 15 Key West Blvd, 19 Cedar St, 5 Victoria Ln, 72 New St, and 48 & 52 Round Farm Rd, all Rehoboth MA. Carried as a named gap, not as inventory.
Section 2 — Beach-Area Weekly Rental Buys
Read the count carefully. Section 2 falls to 2 listings, and the dominant cause this run is a constraint reading, not an inventory collapse. The MBTA Providence Line's only Rhode Island stops are T.F. Green (Warwick RI) and Wickford Junction (North Kingstown RI). Applied strictly, the "within ~15 minutes of a Providence/Stoughton line station" rule confines Section 2 to North Kingstown RI and the Warwick shore — and excludes Narragansett RI, South Kingstown RI and Jamestown RI, which are 30–45+ min from either station and are precisely the strongest established weekly-rental markets. That tension between the rail rule and the rental economics is a standing conflict in the criteria and is flagged here rather than quietly resolved.
| Address | Price | Type | Bd/Ba | Sqft | HOA / fees | Beach (est.) | Station (est.) | STR notes | Status | Source |
| 45 Cherry Ln Apt B, Wakefield RI | $485,000 | Condo — Chappell Homestead | 2 / 1.5 | 1,036 | $234/mo | South Kingstown Town Beach ~10–15 min | No MBTA stop close — Wickford Junction ~20–25 min; Kingston Amtrak ~10 min | Condo-association STR rules not confirmed — must be checked before any offer | Active (open house 9/10/26) | Movoto |
| 49 Seawynds Dr, North Kingstown RI | $549,900 | Condo — Reynolds Farm | 2 / 2 | 1,168 | $261/mo | Wickford Harbor / Cold Spring Beach ~10 min | Wickford Junction ~5–8 min | HOA documents not obtained; associations of this type commonly restrict STR — unconfirmed | Active | Zillow |
Weekly rental rate benchmarks
Reported as uncertainty bands, not point estimates — see the caveat below the table.
| Area | ADR band (est.) | Reported YoY signal | Confidence | Source |
| Barrington RI | $300–450 / night | 212 active listings +300.0% YoY against ADR $312 −48.2% YoY; revenue $45.2K +40.0%; occupancy 52% | Low — do not underwrite off the YoY deltas | AirDNA (updated 9/8/26) |
| Jamestown RI | $380–460 / night | 107 active listings −63.5% YoY against ADR $446 +17.6% YoY; revenue $60.8K +134.0%; occupancy 57% | Low — do not underwrite off the YoY deltas | AirDNA (updated 9/8/26) |
| Bonnet Shores / Narragansett RI | $1,750–3,600 / week (shoulder to peak) | Direct agency listing, not a market aggregate | High for the property, moderate for the area — page metadata dated 10/16/25, so a season may have passed | Carty Realty — 17 Clara Ln #A, Narragansett RI |
Boundary re-cut caveat. Barrington RI and Jamestown RI both show the same signature seen in earlier runs: one metric moving violently in one direction while its correlated metric moves the opposite way (listings +300% against ADR −48%, and listings −63.5% against ADR +17.6%). That is the fingerprint of AirDNA redrawing a market's geographic polygon between snapshots — supply being split from or merged with a neighbouring town — not of a real supply or price swing. The absolute ADR levels are usable as rough bands; the year-over-year percentages should be treated as artifacts and not carried into any pro forma.
Short-term rental rules by town
- Narragansett RI — permit-cap ordinance still enjoined, unchanged this run. The 2024 ordinance (cap declining 1,100 → 900 permits by the 2026 permit year) remains under the preliminary injunction issued October 2024 by Superior Court Judge Sarah Taft-Carter in Narragansett 2100 v. Town of Narragansett, on a state-preemption argument. No reporting was found this run of the injunction being lifted or the case resolving, so as of September 2026 an owner should not assume the 900-permit cap governs the 2026–27 rental year. Boston Globe · WPRI · GoLocalProv
- Rhode Island statewide 5% whole-home STR tax — confirmed in effect. Effective 1/1/2026, a 5% whole-home short-term rental tax applies, and the local hotel tax rose from 1% to 2%. Liability is determined by date of occupancy, not date of booking. RI Div. of Taxation ADV 2025-16 · NOTICE 2025-09 · What'sUpNewp
- Narragansett RI "duplex STR ban" — remains resolved as a conflated premise. Re-confirmed with no change: the Town's own Q&A establishes that each unit of a legal two-family property receives its own STR permit. The "ban" narrative traced to an unrelated April 2024 new-construction proposal, not to existing duplexes. Nothing found this run contradicts that.
- Warren RI — ordinance confirmed (via local reporting; Municode deliberately not fetched, since it returns a JavaScript shell). The ordinance caps total STR units town-wide, limits STRs to no more than 50% of the units in any single building, and requires a local responsible contact reachable within two hours. STRs predating the ordinance are grandfathered as legal non-conforming and are not subject to the 50% cap. EastBayRI · EastBayRI follow-up
- Buttonwoods, Warwick RI — unresolved a thirteenth consecutive run. The governing Buttonwoods Campers Association publishes its rules only behind a members-only login at buttonwoodsbca.com. This is now definitively a phone call, not a search, and no further search effort should be spent on it.
Explicitly excluded — cheap cottages whose community rules prohibit renting
- Mary Carpenter's Beach Meadow, 854 Matunuck Beach Rd, South Kingstown RI — community rules prohibit renting. Cottages here (1bd/1ba, 352–440 sqft, currently roughly $230,000–$399,000) look ideal for this strategy and are not usable for it.
- Roy Carpenter's Beach, 240 Cards Pond Rd, South Kingstown RI — same exclusion: community rules prohibit renting.
Section 3 — Dwelling-Unit Duplexes
11 two-unit properties confirmed via detail page: 7 in Massachusetts, 4 in Rhode Island. Triple-deckers and three-plus-family buildings are excluded by rule; those correctly excluded this run are named under Coverage & Caveats.

| 117 Bacon St, Attleboro MA | $529,900 | 4 / 2 | 1,852 / 0.10 ac | Good — well maintained, updated | 2bd/1ba each unit, eat-in kitchen, family room, hardwood floors | Public water and sewer | MLS-stated: $1,300/mo, NOI $15,600/yr — reflects only the occupied unit; the other is vacant | R2 | Pending (9/1/26) | Homes.com |
Sharon MA — no confirmed active two-unit duplex. Rehoboth MA — confirmed duplex zero, verified across two source classes (a Homes.com multi-family search returning "no properties matching your criteria were found," and a cross-check establishing that the town's only two-family, 23 Colonial Way, Rehoboth MA, has been off market since 6/8/2026 with no relist). This is a genuine zero, not an under-searched gap.
Rhode Island — beach and East Bay footprint
| Address | Price | Condition / type | Layout per side | Utilities | Second-unit rent | Zoning / notes | Status | Source |
| 348 Market St, Warren RI | $775,000 | Two family, two units side by side, built 1900, well maintained with period detail | ~2bd each side; 4bd/4ba total (2 full, 2 half) | Separately metered electric and water | Not stated; local 2br comps run $1,900–2,350/mo | R-10; extra lot with heated 3-car garage and office, ADU-permitted | Active | Zillow |
| 319 Main St, Warren RI | $499,900 (cut from $549,900) | Genuine two family, built 1907; walk to downtown and the East Bay Bike Path | Unit 1 townhouse-style 3br; unit 2 updated, smaller | Individually metered electric | One unit currently rents at $2,350/mo, tenant pays heat | VB; walk score 77 | Active | Zillow |
| 16 Jennison Rd, Warwick RI (Conimicut) | $550,000 | Two family, built 1925, well maintained, private deck, fenced yard | 2bd/1ba each side, own washer/dryer each | Public water and sewer; electric metering not itemized | One unit currently rents at $1,900/mo, tenant pays heat | No HOA; short walk to the water | Pending (8/30/26) — not currently buyable; carried as a rent comp | Zillow |
| 379-381 Maple Ave, Barrington RI | $729,900 | Not a clean duplex — two separate structures sold as a package: a 4bd/1.5ba single-family plus a separate 2-unit building zoned Neighborhood Business | Per-unit layout not itemized | Not detailed | Not stated | Flagged: a two-property package, not a single two-unit duplex; included for completeness, not recommended as a Section 3 match | Active | Zillow |
No confirmed two-unit duplexes this run in Jamestown RI, Bonnet Shores or Saunderstown RI, or North Kingstown / Wickford RI. The Wickford RI zero came from a single source class (a Compass multi-family search returning zero) and, per the switch-source-class rule, is not yet a hard zero — it needs a Redfin or Zillow cross-check next run before it can be called one.
Coverage & Caveats
- Retraction — 230 Richland Rd, Norwood MA. Last run this property broke a four-run Norwood MA Section 1 zero and was presented as a success case for the switch-source-class rule. It is now established as stale-but-real: the LandWatch and Land.com "Pending" entries (MLS 73033537) are outdated cached data for a property that actually sold in 2022 for $689,900. The rule worked as designed — a second source class did surface something — but what it surfaced was a cached listing, not live inventory. The lesson generalizes: a source-class switch that rescues a town from a zero must still clear the same detail-page verification as any other promotion, or it just launders staleness into the report.
- Reclassification — 17 Clara Ln, Narragansett RI. Carried for many runs as the strongest single property in the report. It is not, and has never been, a for-sale listing. Every source located (Trulia, Coldwell Banker, Carty Realty) shows it only as a rental, currently active at $3,600/week peak and $1,750/week shoulder, with a prior full-season lease closed 3/13/25 at $10,000. It is removed from Section 2 and repurposed as this run's most trustworthy rate comparable. Treat it as a rate source, never as an acquisition target.
- AI-summary fabrication caught — 1125 School St, Mansfield MA. A search-engine AI summary asserted this 3.04-acre property was currently actively listed. Its Zillow detail page shows the listing was removed 8/20/2026 (relisted 5/11/2026 at $1,200,000, previously removed 10/30/2025). Public water, private septic. Classification: stale-but-real — re-check for a relist, do not stop searching it. This is the third consecutive run in which the AI-summary channel produced a false active.
- Two Norwood MA addresses excluded as likely fabrications. "92 Union St" and "816 Neponset St" appeared only inside a search-engine AI summary and were absent from the actual fetched Land.com results page. Classification: likely fabricated — do not search again.
- Price conflict resolved — 18 North Ave, Attleboro MA is currently active at $600,000 as of 9/4/2026 (MLS 73563508), after listing at $675,000 on 8/13, going pending 8/27, relisting 8/28, and stepping down through $615,000 and $625,000 to $600,000.
- Price conflict resolved — 10 Cobbler Ln, Sharon MA. The long-running "$625,000 vs $550,000/$575,000" discrepancy traces to cross-contamination with a different nearby parcel, 376 Lot C Mountain St, Sharon MA, which sold in 2022 for $625,000 and is off market (MLS 72824633). 10 Cobbler Ln, Sharon MA itself is confirmed active at $550,000.
- Not promoted — 415/417 S Main St, Sharon MA. Consistent snippets across several broker mirrors describe a relisted two-family at $849,000 (MLS 73340685: 4bd/2ba, 1,956 sqft, two updated 2bd/1ba units with screened porches, separate utilities, Navien tankless boilers installed 2024). Detail-page fetches failed on six different broker-mirror domains (Corcoran, mybostonliving, thedowgroup, searchrhodeislandhouses, coastalneighborhoods, denisewortman), all returning empty JS shells. Under the never-promote-from-a-summary rule this ships as likely relisted but unconfirmed, not as Section 3 inventory. Per the switch-source-class rule, the next attempt should abandon the broker-mirror class entirely and try the MLS number against a different source family.
- 0 Read St, Attleboro MA — confirmed absent from active inventory across two source classes (LandSearch's live 106-listing Attleboro feed and a Redfin land search) for an eighth consecutive run. Classification: stale-but-real. Fourth recommendation that it be dropped from active tracking.
- 106 Indian Ln, Canton MA — listing removed 8/19/2026 (was $329,000, ~1.0 acre vacant land, MLS 73487796). Stale-but-real; worth a relist check.
- 1251 South Main St, Attleboro MA — sold 5/1/2026 for $914,400; no relist. At 10.66 acres it would exceed the Section 1 band even if it returned.
- 23 Colonial Way, Rehoboth MA — removed 6/8/2026 (was $699,900, 1.04 acres, two-family, built 1967); no relist. Stale-but-real, and the reason Rehoboth MA's duplex zero holds.
- 138 Washington St, Attleboro MA — two of three source classes (LoopNet on two listing IDs, and Showcase.com) show it no longer advertised; a LandVest/Christie's page suggesting a still-active May 2026 listing was JS-gated and could not be confirmed. Carried as a gap, not promoted.
- Correctly excluded as three-plus-family: 3 Revere Ct, Canton MA (triple-decker, 3 units); 1508 Central St, Stoughton MA (6 units); 69 Prospect Ave and 248 Washington St, Norwood MA (both three-family); and in Attleboro MA, 326 Thacher St, 2 Hope St, 30 Hope St, 110 Knight Ave and the 8-unit 222-226 S St. Also excluded on band: Oak St, Attleboro MA (0.19 ac, under the floor); and in Norwood MA, 0 Deerfield Rd (6.21 ac, over the cap), 0 Quail Run (0.58 ac) and 28 Lancelot Ct (0.62 ac).
- realtor.com unreachable a fifth consecutive run — the fetch failed with an access error across both corridor clusters. This remains the single largest named gap in the report, leaving an unknown quantity of inventory unconfirmed in every town and all three sections. Per the standing source-class rule this should not be retried directly again; it needs a different route or to be formally written off.
- Zillow and Redfin behaviour this run. Zillow's search channels remain badly under-rendered — its Mansfield MA land page reported 0 listings and its Attleboro MA duplex page 2, against verified counts from LandSearch and Homes.com the same run. Zillow detail pages (zpid URLs), by contrast, fetched cleanly throughout and carried most of the status verification in this report. Redfin was used in the southern cluster but not at all in the Rhode Island pass; the Wickford, Jamestown and Saunderstown RI duplex zeroes should be cross-checked there next run.
- Named gaps carried forward: AirDNA's dedicated Narragansett RI and Wakefield RI pages (exist, not fetched); North Kingstown RI mobile-home park unit listings (aggregator only, no unit-level detail page); Oakland Beach and Warwick Neck RI condo detail pages; three Attleboro MA duplex candidates seen but unverified (485 Mendon Rd, 299 S Main St, 127 Maple St, all Attleboro MA); and the five unverified Rehoboth MA Section 1 candidates named above.
- Buttonwoods, Warwick RI address discrepancy. No listing exists at "19 East Andrew Comstock Rd, Warwick RI." Campground addresses there carry directional suffixes (39E, 47E, 16W Andrew Comstock Rd, Warwick RI), and a comparable unit at 39E Andrew Comstock Rd, Warwick RI sold in 2021 for $65,000 (664 sqft cabin, leased land at $3,334/yr, seasonal occupancy May 15 – Oct 15, cash only). That supports reading "19 East" as a transcription variant of an E/W-suffixed address, but the exact address is still unconfirmed.
- Every drive time in this report is an estimate. Every address carries its two-letter state code. No listing was promoted on a search-engine summary alone; everything in the tables above was confirmed against a rendered detail page.
