Boston Property Report

2026-09-08 · Furlong PA → Boston Area relocation · each run is a fresh search

The northern-cluster duplex zero BREAKS after three runs — 26 Howard St, Canton MA ($649,900, 2-unit up/down, pending) and 35 Wilson St, Norwood MA ($675,000, contingent) are the first true two-unit dwellings confirmed in Canton MA / Stoughton MA / Sharon MA / Norwood MA since the streak began, both verified by unit count on a detail page rather than a search grid; Section 3 hits 15 duplexes (up from 12) and Section 1 hits 22 corridor listings, a new high (up from 21), while Section 2 collapses from 18 beach-area buy candidates to 5 — a real inventory contraction, not an access failure, since Zillow, Redfin and Coldwell Banker all rendered. The Narragansett RI "duplex STR ban" is RESOLVED as a conflated premise: the Town's own Q&A confirms two units on one property each get their own STR permit, and the "ban" traces to an unrelated April 2024 proposal restricting new duplex construction. The Jamestown RI / Narragansett RI ADR whiplash flagged last run now has a mechanism — Jamestown RI active listings are down 63.5% YoY against ADR up 31.6%, a signature of an AirDNA market-boundary re-cut rather than a market move, and Barrington RI shows the same shape inverted (listings +300%, ADR −48.9%); the figures ship as an uncertainty band, not point estimates. 415/417 S Main St, Sharon MA reverses from "likely fabrication" to stale-but-real (a genuine 2-family, off market since 4/14/2025). Buttonwoods Warwick RI is unresolved a twelfth run despite locating the actual Buttonwoods Campers Association, whose rules sit behind a members-only login; 0 Read St, Attleboro MA is ruled out a seventh run; 106 Indian Ln, Canton MA remains off market; and realtor.com was unreachable a fourth consecutive run.

Rehoboth MA — deepest inventory (all rows flagged: ~18–22 min to Attleboro Station, fails the 10-minute rail rule)

Structural note: Rehoboth MA has no municipal water or sewer system town-wide — every parcel is private well and septic. This is a standing fact about the town, not a per-listing data gap.

Excluded from Section 1 — named, not silently dropped

Section 2 — Beach-Area Weekly-Rental Buys (Rhode Island)

Only 5 qualifying candidates this run, down sharply from 18. This is an inventory contraction rather than an access failure: Zillow, Redfin, Coldwell Banker's STWMLS IDX and Compass all rendered normally, and the RI coastal condo/cottage channel simply had little on it. Narragansett RI offered nothing buyable in Section 2 apart from a single $629,900 townhouse, and North Kingstown RI / Wickford RI produced no confirmable active condo at all.

Rail-distance honesty. Wickford Junction is genuinely within 15 minutes only of North Kingstown RI and Wickford RI itself. Narragansett RI, Wakefield RI, Jamestown RI and Bonnet Shores RI realistically run 18–25 minutes by car. Those rows are flagged individually above rather than quietly fitted to the criterion. Residences at Wickford Junction, a condo development literally at the station, is under construction with sales expected to open late summer / early fall 2026 — not yet listed, so not includable, but it is the one development that would satisfy the rail rule outright (liveatwickfordjunction.com).

ADR data-quality flag — the whiplash now has a mechanism. Today's read reproduces the figures that last run flagged as implausible (Jamestown RI $499 against $436 recorded one day earlier; Narragansett RI $503 against ~$538). Reproducing them does not validate them. AirDNA's own year-over-year data on the same pages supplies the likely explanation: Jamestown RI active listings are down 63.5% YoY (107 against roughly 293) while ADR is up 31.6% and occupancy down 12.8% — the signature of a market-boundary re-cut to a smaller, pricier core, not a one-year economic move. Narragansett RI shows the same shape more mildly (listings −33.1%, occupancy −15.9%, ADR roughly flat at −3.9%), and Barrington RI shows it inverted and larger — ADR down 48.9% YoY against listings up 300%. One genuine contributing factor also exists: Narragansett RI's permit ordinance has been toggling under litigation since 2024, which really can move active-listing counts as enforcement status changes. Cross-source disagreement is severe — Rabbu reads Narragansett RI at $439 / 100 listings / 23% occupancy / $94.6K revenue against AirDNA's $503 / 818 / 59% / $59.7K, irreconcilable without each vendor's methodology. Treat Jamestown RI, Narragansett RI and Barrington RI as uncertainty bands, not point estimates, in any income model. Wakefield RI, North Kingstown RI, Warren RI and Warwick RI all held close to prior reference points, which is what localizes the problem to those three markets rather than to the vendor as a whole. A third source (RedAwning, Narragansett RI) was checked and discarded as internally inconsistent — $210 ADR alongside a claimed $355,368 average annual revenue.

Short-term-rental rules by town

The Narragansett RI "duplex STR ban" — RESOLVED as a conflated premise

This report carried a "Narragansett RI bans duplex short-term rentals" claim for weeks and flagged it as suspect last run. It is now resolved: there is no such ban, and duplexes can be short-term rented in Narragansett RI. The Town's own STR Q&A asks and answers the question directly — if there are two units on the same property, both need to be registered, each with a separate application and permit. The "ban" language traces to an entirely separate April 2024 zoning proposal to restrict new duplex construction in response to the state's 2023 housing law, covered by the Providence Journal on 4/17/2024 and reflected in Narragansett Planning Board minutes through April 2025. Two unrelated policy threads had been fused into one non-existent rule. Removing it materially improves the case for 17 Clara Ln, Narragansett RI, whose whole value rests on renting both halves.

Narragansett RI permit-cap injunction — status

Confirmed timeline: May 2024 ordinance passed → July 2024 suit (Narragansett 2100, Inc. v. Town of Narragansett) → Oct 2, 2024, Superior Court Judge Sarah Taft-Carter granted a TRO / preliminary injunction (Case No. WC-2024-0372), still blocking enforcement → Jan 2025, the related Exeter RI case (Hughes v. Town of Exeter) upheld a different town's ordinance on a distinguishable theory → Dec 19–20, 2025, RICentral reported the ordinance had been non-enforceable for over a year and the Town Solicitor recommended re-enacting it as a zoning ordinance rather than a business ordinance; no vote was taken. The May 2026 law-firm alert that prior runs used as the latest checkpoint was fetched directly this run and contains no new substantive 2026 content — its "last modified" stamp appears to be a republish, not a legal development. No ruling, settlement, appeal or completed Council vote dated May–Sept 2026 was found despite targeted searching; a July 20, 2026 Town Council meeting video surfaced but could not be reviewed with permitted tools. The Oct 2024 injunction appears to remain operative, but the May–Sept 2026 window is genuinely unobserved — confirming with the Town Clerk/Solicitor or the docket for WC-2024-0372 is the only way to close it.

Excluded — look perfect, are not rentable

Section 3 — Dwelling-Unit Duplexes

15 confirmed two-unit dwellings this run, up from 12: 2 in the northern MA cluster (the first in four runs), 5 in the southern MA cluster, and 8 in Rhode Island.

Northern MA cluster — the three-run zero breaks

For three consecutive runs Canton MA, Stoughton MA, Sharon MA and Norwood MA returned zero true duplexes, and the failure was always property type rather than scarcity — what surfaced were triple-deckers, three-families and rooming houses, consistent with the stock those towns' zoning historically produced. That structural read still holds for the excluded rows below, but the zero itself does not: two genuine two-unit dwellings were confirmed this run by unit count on a detail page.

Rehoboth MA: zero qualifying duplex inventory, confirmed across two source classes — Homes.com's Rehoboth MA multi-family search returns no matches, and a full scan of Movoto's complete 44-listing Rehoboth MA inventory (single-family, land and multi-family together) contains nothing tagged or described as a duplex or two-family. This is a genuine zero and a striking contrast with the town's deep Section 1 inventory: Rehoboth MA has the most land and homes of any corridor town and effectively no small multi-family stock at all.

17 Clara Ln, Narragansett RI remains the strongest single property in the report, and its case strengthened this run on two independent fronts: the "duplex STR ban" that would have capped its upside is now resolved as a non-rule, and its separate 150A electric metering was confirmed on the listing detail page rather than inferred. Real income history ($75K+ 2025 gross, one side leased at $3,400/mo through May 2027) in the highest-ADR market on the board is a combination nothing else here matches. The counterweight is honest: Narragansett RI is ~20+ minutes from Wickford Junction, so it fails the Section 2 rail target, and its ADR figure is one of the three now flagged as an uncertainty band.

The rentability blackout over Buttonwoods Warwick RI held again, but the run moved the question rather than repeating it. The actual governing body was located — the Buttonwoods Campers Association — and its rental rules sit behind a members-only login, which is a specific, closeable obstacle rather than a vague gap. Separately, Warwick RI's own ordinance O-23-4 bars STR use for accessory family dwelling units and lease-prohibited units; whether a leased-land seasonal cottage falls inside that language is not resolved by any reachable source. The listing at the center of it also shifted: searches consistently surface 19 East Andrew Comstock Rd, Warwick RI ($149,900, 2bd/1ba, seasonal May 15–Oct 15, leased land at roughly $3,334/yr) rather than the "16 East Andrew Comstock Ave" carried last run — an unresolved address discrepancy on top of an unresolved rentability question. Recommendation: this is now a phone call, not a search — Warwick RI Building Department, 401-921-9545.
